Hornsby Shire Council - CDP/976/2022 Complying Development Certificate

All documents have been lodged with Hornsby Council and the SECTION 7.12 PAYMENT ADVICE, and the Asset Damage Inspection Fee have been received and paid.


Just waiting on the Bank documentation detailing Letter of Authority to Commence Construction (LACC) also known as Letter of Commencement. 

The LACC details: 

  • Confirmation of the funds available for drawdown;
  • Confirmation from the bank that they have received all information required; and
  • Confirmation from the bank that they are ready to drawdown on the loan facility upon receipt of progress claims.

We have also received the quote from Kuring-Gai Civil whom are building the Retaining Wall. The quote will be accepted and will be incorporated in the build.

Received revised plans yesterday 27/7/2021 We are getting close to the final plans A few things to tweak -  1. Study to be made larger to better use the wasted space in the entry 2. Media / Theater to be reconfigured - TV to be placed on the external wall. Dual Swing doors to be replaced with Solid Core Cavity Doors. 3. Master WIR to be made larger (Wall indent to be flipped out) making the WIR square. WIR will then be large enough to split into a His and Hers WIR. Delete WIR Door and replace with Square set opening.

Builder # 2 Sketches / Layout / External and Internal Views

Builder #2 has come back with the results of my hand drawn sketches I provided. Happy to report the diagrams and views have exceeded my expectations. Being able to see the external and internal views is really helpful to get an idea of what the house will look like once finished. The Kitchen, Dining, Living, Alfresco are perfect, and exactly how we envisioned them. The slope is a challenge and it was good to see my idea of 2 separate splits in the ground floor was feasible and achievable. It does introduce another Drop Edge Beam to the design but the benefit is less cut and fill, plus the house will be more livable long term.    We have requested some minor tweaks with the  WIP, Guest Bed, Bed 2, and Bed 3 all  to be increased in size which the builder is working on now. This will take the house up to 42 sq.
