Off and Running! Site Fence erected and Peg Out

Some movement onsite today. The Site Fencing is now in place and the Surveyor was onsite doing the initial peg out.   

Hornsby Shire Council - CDP/976/2022 Complying Development Certificate

All documents have been lodged with Hornsby Council and the SECTION 7.12 PAYMENT ADVICE, and the  Asset Damage Inspection Fee have been received and paid. Just waiting on the Bank documentation detailing  Letter of Authority to Commence Construction (LACC) also known as Letter of Commencement.  The LACC details:  Confirmation of the funds available for drawdown; Confirmation from the bank that they have received all information required; and Confirmation from the bank that they are ready to drawdown on the loan facility upon receipt of progress claims. We have also received the quote from Kuring-Gai Civil whom are building the Retaining Wall. The quote will be accepted and will be incorporated in the build.

CDC Approval Received

Today is a big day! We received CDC approval from the Private Certifier.   

Site Safety Fencing

Just got an email from the builder that they are preparing to install the site fencing. CDC Approval is not far off apparently. 

Retaining Wall Solution - House re-positioned

All is good in the world again. Re-positioning the house across the block resolves a number of issues. The main one being the zone of influence in relation to the neighbours wall. Have also relocated the Hot Water System to the opposite side of the house.   Two additional issues raised by the Private Certifier which have also been resolved are: Roof Pitch has changed from 20 Deg to 18 Deg FFL was increased in the Garage to reduce the driveway gradient to a compliant value. Changing the FFL and the position of the house on the block means we need to update the Hydraulics Design and o btain approvals again from Sydney  Water, and the Structural Engineers before re-lodging back into CDC.
